Project Overview

This 572-square-foot residential garage in Pasco, Washington was transformed using a custom metallic epoxy flooring system featuring iridescent blue, white, and charcoal black pigments.

The goal was to create a modern, high-end surface that combined durability with a unique visual appearance. The selected color combination created dramatic movement, depth, and reflective character throughout the space while maintaining a clean and sophisticated aesthetic.

Existing Conditions

The 572-square-foot garage was originally constructed in 2008 and was generally in good structural condition. However, years of daily use had left the concrete with a variety of surface imperfections that needed to be addressed prior to coating installation.

The slab contained a combination of water stains, oil contamination, and several pet-related stains that had accumulated over time. While none of the damage was considered severe, proper preparation was necessary to ensure the coating system would achieve optimal adhesion and long-term performance.

Two hairline cracks, several small chips, and the existing expansion joints were repaired using a crack repair material designed to provide seamless, durable, and long-term performance while supporting the integrity of the coating system.

With the repairs completed and the concrete properly prepared, the surface provided an excellent foundation for the custom metallic epoxy installation.

Installation Process

Surface Preparation

The concrete surface was mechanically prepared to establish the proper profile for long-term coating adhesion and performance.

Joint Repair

Existing expansion joints were filled using a flexible crack repair material designed for long-term durability and movement resistance.

Metallic Application

Custom metallic pigments were incorporated into the epoxy system to create flowing movement, depth, and one-of-a-kind visual effects throughout the floor.

Protective Finish

A clear protective topcoat was applied to enhance durability while showcasing the metallic design and reflective qualities of the system.

Finished Results

The completed floor transformed the garage into a visually striking space featuring deep charcoal tones, bright white highlights, and iridescent blue movement throughout the surface.

The combination of colors created a unique finish that shifts with lighting and viewing angles, ensuring no two sections of the floor appear exactly alike.

Like all metallic epoxy installations, the final result is completely unique and cannot be replicated exactly, making the floor a true custom feature within the home.
